"The housing market hot spots in Wales are currently Ebbw Vale with a 42% increase to £104,126; Blackwood, a 41% gain to £138,569 and Port Talbot, a 43% rise to £99,962.  These are amongst the strongest house price increases seen in the UK. The smallest rise was seen in Haverfordwest, a 2% increase to £150,257.

 

The most expensive towns in Wales are now Colwyn Bay (£171,129), Cardiff (£167,692), Pontyclun (£166,556) and Caldicot (£164,601).  The least expensive Welsh town is Aberdare (£81,655).

 

First time buyers are struggling to buy properties in many Welsh towns and this has been a key factor behind the market's slowdown. Chepstow, Penarth and Mold are amongst the worst affected areas.  However, this has also led to first-time buyers looking further afield. Those areas with lower house prices have generally seen faster price growth, partly of their relative attraction to first time buyers.  The type of housing stock and low cost makes areas, such as Ebbw, Neath and Llanelli, the hottest spots in Wales."
