This is in part attributable to a slower owner-occupier market and the ongoing impact of affordability constraints on first time buyers. This is now clearly feeding through into higher yields, which have followed a generally upward trend since last September.”

Average total annual returns achieved by landlords rose in January, from 31.3% last month to 31.8%. This comprises a total of £39,533, made up of £30,544 in capital appreciation plus £8,989 in rental income, on a property worth £124,128 at purchase. This improvement comes on the back of higher returns in a number of regions, particularly in Yorkshire (up from 44.6% to 66.5%), Greater London (up from 22.1% to 31.2%) and the North (up from 51.3% to 56.6%). Smaller rises were seen in the South West, East Anglia and the North West.

This month, the highest overall return on investment occurred in Wales, where landlords have generated a return of 56.8% on a typical property bought 12 months ago. Yorkshire overtook the East Midlands to move into second place with overall returns of 45%, whilst the West Midlands also produced returns in excess of 40%. The North West also showed a significant increase from 39.0% in October up to 42.0% in November.

Despite a 7.03% increase in property values, the South East also saw a strong increase in yields, rising from 6.33% to 6.46% as rents grew from £10,154 to £11,094 this month. Yields increased across a total of 6 regions in November, with the biggest increases seen in those regions experiencing the highest increases in rental incomes.

The improvement in the average comes on the back of significantly higher returns in a number of regions, including the East Midlands (up from 35.8% to 53.2%), Wales (up from 43.3% to 52.3%), Yorkshire (up from 24.8% to 34.2%), the North (up from 37.9% to 39.8%) and East Anglia (up from 16.5% to 17.4%).

The return comprises a total of £31,207 (up from £29,607 last month), made up of £21,535 (£20,086 last month) in capital appreciation plus £9,672 (£9,521 last month) in rental income, on a property worth £127,329 (£125,246) at purchase.
